Home Alarm System Review

Roofs eventually leak, appliances need replacing, carpet becomes worn. These are all things we become aware of and fix or replace when they don’t work or don’t look as nice as they used to. Your home alarm system may not give you the same warning as a leaky roof that it is time to replace. And since you can’t “see” your alarm system you may not worry as much about worn components or old technology. In fact, you might have just stopped using it.

Now is not the time to become complacent. Crime in Orange County is on the rise and Nellie Gail Ranch, with its proximity to the freeway and relative affluence, is a target for crimes of convenience. Please take time now to review your alarm system. Maybe it is time to replace or maybe just add new layers of protection. If you alarmed your first story, consider adding a second story alarm. Or maybe you alarmed all doors and now you can add glass-break detectors to windows. Or maybe you just stopped setting the alarm when leaving for an early evening dinner. Early evening while you are away is prime time for thieves and one of the most important times to use your alarm system.

Time spent this weekend reviewing your alarm system will be time well spent!

Wine & Design – October 20th 5:00 p.m

Are you thinking about, or in the process of drawing up plans for a home improvement project? Our consulting architect will be on site Thursday, October 20th from 5:00 p.m. to 6:00 p.m. to help homeowners with plan submittal conformity with the NGR Architectural Guidelines & CC&Rs. We will not be taking the place of your architect in design and aesthetic guidance, but we will assist in brief 10-15 minute sessions with you, and your architect if you wish, to provide counseling on the submittal requirements including but not limited to the following:
• What is required for an Accessory Dwelling Unit?
• What can and can’t be located in proximity to the Equestrian Easement?
• What drainage may be required based on your proposed improvements?
• What material samples should be included with the submittal?
• What are the setbacks for your property?
• What is the maximum permitted height of the structure?
• Is a survey required?
• What level of detail needs to be on the plans for your specific improvements?
• What screening may be required to soften hardscape elements like solar panels, retaining walls and sport courts?
Please call the Association office at 949-425-1477 for an RSVP 10-15 minute appointment at The Watering Hole Multi-Purpose Room on Thursday, October 20th from 5 p.m. to 6:00 p.m. You may attend with your plans, or ideas, and your wish list! The goal of this new program is to improve the homeowner experience with the review process and increase the number of 1st review approvals. Your appointment comes with a complimentary glass of wine.

Gallup Park • Playground Sub-Committee Volunteers Wanted!

We are considering replacement of the playground equipment at Gallup Park and are seeking parents who have an interest in helping select new equipment. Please return by November 7, 2022.


There are three active investigations for reported burglaries in Nellie Gail Ranch that occurred this past week. Two are on the North side of Oso and one on the South. We have asked OCSD if they believe the three are connected in any way and they have advised the three are in active investigation and they have no additional information they can release. OCSD recommends homeowner sign up for crime alerts on Crimemapping.com. This website accurately depicts all reported crimes in the area. It is easy to sign up, you enter your address and e-mail and identify which categories of crimes you want to receive e-mail alerts for.

No bikes of any type are permitted on the trails. It’s not just a rule for the sake of having a rule. Our community is an equestrian community and horses and bikes do not mix safely. Horses are flight animals and speeding bikes appear to horses to be predators. The easements our homeowners have over their properties are easements for equestrian purposes, not easements for every conceivable sport. Bicycles from Stingrays to E-Bikes and everything in-between are not permitted on trails.

Gallup Park Fence Replacement

Gallup Park Fence Replacement Starting Monday, August 8th

This coming Monday we will begin a fence replacement project at Gallup Park. Over the years we have replaced broken or damaged boards to extend the life but it is to the point that many of the posts are rotted at the base. We will be removing the old fence and replacing with new over the course of the next three weeks. The park will remain open during construction but there will be laborers present and demo and construction activity. Pets must be on leash at all times.

Congratulations Rogan Egerton

We are pleased to announce that Rogan Egerton will take over as Director of Tennis and Pickleball programs effective October 1st following the retirement of Bob Hochstadter. Rogan has been instrumental in the success of the competitive junior tennis program, coordinated the 2021 and 2022 summer tennis camps and mostly recently begun working on coordination of the ladies’ league play. We look forward to a seamless transition as Bob Hochstadter has worked with Rogan Egerton the past four years and mentored him as his successor.


Solar Panel Cleaning

This week we cleaned our Association Clubhouse solar panels. We are looking forward to improved efficiency with the removal of the dust and grime that occurs over time!

The City of Laguna Hills declared May 6th “Lewis F. Moulton Arrival Day” after the pioneer who traveled to Southern California from Boston MA in 1874. Lewis worked on a ranch, eventually purchased it, and acquired 22,000 acres which make up Nellie Gail Ranch and the cities of Laguna Hills, Aliso Viejo, Laguna Niguel, Laguna Woods and Lake Forest. Lewis and his wife Nellie Gail worked the ranch, raised two amazing daughters and became major founders and donors of the Laguna College of Art and Design and Chapman University.

Association Clubhouse Parking Lot

The Association Clubhouse parking lot repair and resurfacing project is now complete. This reserve project included removal and replacement of approximately 2 inches of asphalt, concrete flowline replacement, seal coating and re-stripping of parking stalls. The new top coat further extends the lifespan of the parking lot and now reverts maintenance back to seal coats every four years. The parking lot was reopened on Thursday, May 5, 2022.


Oso North Trail Opening Update

Oso North Trail Opening Update

MNWD has completed repairs to the broken main line that occurred earlier this week. The trail has been graded and re-opened with the exception of the Oso Tunnel. The city tunnel is accessible for foot traffic but still slippery for equestrians. The Oso Tunnel will be re-opened Monday morning.


Association Clubhouse Tennis Center Restrooms

Association Clubhouse – Tennis Center Restrooms Open

The Association Clubhouse restroom project has been completed this week. All restrooms are now available for use. The bar and kitchen areas are nearly complete with some roofing, punchlist and alarm work pending. Restroom upgrades include all new restroom fixtures, privacy doors and changing area for showers, slip resistant tile flooring, subway tile wainscot and new vanity area.

Trails Closed Due to Rain

Trails are currently closed for the next couple of days due to heavy rain. Please do not schedule feed or hay deliveries while the trails are wet. Every year we get one or two drivers who think they can beat the odds and it turns into an ordeal to offload and wait for the trails to dry enough to send out a rescue.

Assuming the weather stays clear, many trails should be ready to re-open Thursday or Friday with shaded and steep trails possibly staying closed longer. We do not send a general re-opening notice because our 25 miles of trails dry at different rates.

If you are not sure about your specific trail condition, please contact Jeff Hinkle at 949-425-1477 and he will inspect and evaluate.
