Water Runoff

While we are awaiting the Winter rains,  please take the opportunity to evaluate your slopes and clear your v-ditches, swales and catch basins.  Drainage systems full of leaf debris or eroded soil can overflow and cause serious flooding or damage to property.

Additionally, in areas where you have had the previous flooding, it will be more effective to order sandbags from your landscaper and place them proactively while it is dry rather than trying to place a few limited sandbags in a downpour.  Please do not divert water to your neighbor’s property as each home is responsible for accepting its own share of runoff.

The Association has received its annual delivery of sand and sandbags for time-sensitive flooding or erosion control concerns that may arise over the Fall and Winter.  They are located in the corner of the Association Clubhouse parking lot adjacent to the storage sheds.  It is self-service and self-fill, please take no more than 10 for quick emergencies that may arise.

Manager’s Message

by: Brian Mitchell, General Manager

The arrival of Spring always brings to my mind thoughts of transitions. Winter to Spring and soon Spring to Summer. One moment I am celebrating New Year’s Eve and the next I am planning Spring Break with my family, and of course, my school age daughter is already thinking of Summer vacation…

Revised Election Rules Adopted October 16, 2018

Revised Election Rules were adopted at the October 16, 2018, Association Meeting. The Election Rules available at the below link incorporate a new section, Section 6.2 Specific Instructions Pertaining to Elections, which includes specific policy with respect to the handling of Member requests for the voting list. This revision provides transparency as to the instructions given to the appointed Inspector’s of Election with respect to what information will and will not be shared from the Voting List. One last clarification, the Membership list is still provided to Members who request it, consistent with Civil Code and less any Members who have opted out.

Wind Events

The beginning of this week brought our first high wind event of Fall/Winter knocking down some small branches, and some not so small, and blowing twig, bark and leaf debris throughout the community. Following wind events the Association landscaper tours the community to evaluate damage and commences cleanup starting at the Association Recreation Center parking lot then moving to community entrances, streets, parks and finally slopes.
Trails remain on a regular rotation for maintenance so let us know if you see any areas of concern that we should address.
You may forward photos or maintenance requests to admin@nelliegailranch.org.
