CC&R Amendment Ballot
Seeking Ballot Collectors
| We are seeking homeowner volunteers who may be willing to assist with a door-to-door effort to gather ballots from homeowners to help achieve the 75% threshold needed to adopt the proposed CC&R amendments. The amendment will require 1,055 “APPROVE” votes to pass. As of this Friday we have received 532 ballots leaving us well short of the required number. Additionally, we will not know the tally of the vote count (“APPROVE” and “DISAPPROVE”) on those submitted ballots until they are opened by the Inspector of Election. We will likely need in excess of 1,100 returned ballots to have a chance of passing the amendment. |
| Ballots are scheduled to be opened and counted February 7th. If we do not have a sufficient number of submitted ballots then we can reconvene to March 7th. The only chance we believe we have of achieving the number of ballots required to pass the amendment is to have volunteers go door to door to collect ballots from homeowners who have not yet voted. The thought is we would issue 10-20 ballots to each owner who confirms a willingness to solicit ballots from neighbors. |

There have been several instances this month of theft of packages and decorations from home entries. We have also had several burglaries so it is more important than ever that we look out for each other. Look for suspicious vehicles and report them to the OC Sheriff at 949-770-6011. Know your neighbors phone numbers so you can call them if you see “vendors” who may not be their actual service providers.

Trails Closed Due to Wet Conditions
All trails will remain closed to vehicles all weekend due to saturation and with expected rain next week will likely remain closed through next weekend as well. Please do not schedule feed or hay deliveries while the trails are wet. Every year we get one or two drivers who think they can beat the odds and it turns into an ordeal to offload and wait for the trails to dry enough to send out a rescue.

To date we have received 519 valid returned ballots. Our goal is to receive a minimum of 1,100 before ballots are counted February 7th so we are a little over 47% of the way there. Please return your ballot at your earliest opportunity. If you need a replacement ballot please contact our office at admin@nelliegailranch.org. Remember, a non-vote is essentially a vote in favor of allowing short term rentals to continue unabated.

Equestrian Center Crossing
Proposed Speed Table Petition Results
At the request of Nellie Gail Ranch, the City distributed a petition on November 7th to homes in proximity to the Nellie Gail Road Equestrian Center entry. The petition proposed installation of a speed table to slow traffic at this location. The November 30th deadline for submitting the speed table petition has passed. The city reports it mailed 172 petitions and 25 petitions in favor of a speed table were returned. The city required a minimum of 115 petitions to reach the 67% threshold for approval.
While the speed table is no longer a proposed solution at the Equestrian Center entry, we did receive some enhancement this past year as the City installed additional flashing lights at the crossing median and added additional street markings to better identify two crossings.
We continue to ask homeowners to have heightened awareness of all Equestrian Crossings in Nellie Gail Ranch. Horses are flight animals and subject to startling. When horses are in view it is important to pass slowly, and when crossing, to stop well in front of the crossing.
Thank you to all who participated in the speed table survey, the petition and at the city level.
CC&R Amendment Ballot
Please return your ballot today and make your voice heard. A non-vote is effectively a vote in favor of short-term weekend rentals and the associated use of Nellie Gail Ranch homes for recreational events. This is your best opportunity to take constructive control over the issue of short-term rentals and their associated nuisance to the immediate neighbors.

Home Alarm System Review
Roofs eventually leak, appliances need replacing, carpet becomes worn. These are all things we become aware of and fix or replace when they don’t work or don’t look as nice as they used to. Your home alarm system may not give you the same warning as a leaky roof that it is time to replace. And since you can’t “see” your alarm system you may not worry as much about worn components or old technology. In fact, you might have just stopped using it.
Now is not the time to become complacent. Crime in Orange County is on the rise and Nellie Gail Ranch, with its proximity to the freeway and relative affluence, is a target for crimes of convenience. Please take time now to review your alarm system. Maybe it is time to replace or maybe just add new layers of protection. If you alarmed your first story, consider adding a second story alarm. Or maybe you alarmed all doors and now you can add glass-break detectors to windows. Or maybe you just stopped setting the alarm when leaving for an early evening dinner. Early evening while you are away is prime time for thieves and one of the most important times to use your alarm system.
Time spent this weekend reviewing your alarm system will be time well spent!
